Crawlspace Spray Foam: Water, Ground Vapor, Radon, and Termites First
A crawlspace can remain vented with the floor above as the enclosure boundary, or become unvented and conditioned with walls and ground inside the boundary. Spray foam does not choose between those strategies and does not replace water, soil-gas, or pest controls.

The short answer
Solve exterior drainage, bulk water, ground vapor, radon strategy, pest inspection, and mechanical-system safety before insulating. Only then choose whether the thermal and air boundary belongs at the floor above or at the crawlspace walls.
This answer changes when…
- The crawlspace will remain vented or become unvented and conditioned
- Standing water, seepage, plumbing leaks, or high ground moisture exist
- Radon testing or mitigation is required
- Termite inspection gaps must remain accessible
- Combustion appliances, ducts, or air handlers are located in the space
Choose the enclosure boundary
In a vented crawlspace, the floor above generally carries thermal and air control. In an unvented, conditioned crawlspace, those layers move to the crawlspace walls and connect to a sealed ground and rim strategy.
Mixing the two paths can create uncontrolled air and moisture behavior. Closing vents without ground vapor control, drainage, conditioning, and inspection is not encapsulation.
Foam is not the first layer
Before wall or floor insulation:
- Direct roof and surface water away from the foundation.
- Repair plumbing leaks and address standing water.
- Inspect structure, wood moisture, pests, and contamination.
- Define a sealed ground-vapor layer and its wall/pier transitions where the strategy requires one.
- Test or plan for radon rather than assuming a liner solves soil gas.
- Preserve required termite and foundation inspection access.
- Evaluate ducts, air handlers, and combustion equipment.
Foam on a foundation wall does not replace any of those controls.

DIY stop conditions
Stop for professional evaluation when the crawlspace has water, mold-like growth, structural damage, vermiculite or other suspect material, exposed electrical hazards, combustion equipment, sewage, inadequate access, or a planned vented-to-unvented conversion.
If foam is selected after the assembly is designed, verify exact substrate approval, installed thickness, fire covering, inspection gaps, and how the layer connects at piers, rim joists, access doors, and grade transitions.
Specify moisture control after the work
The contractor’s scope should identify who maintains the ground membrane, checks drains or pumps, and monitors conditions after enclosure work. Agree on the observation locations and the response to rising moisture before hiding the framing.
Termite strips, radon provisions, and flood openings are local design conditions, not universal dimensions to copy from a photograph. The unvented crawlspace guide specifically calls for local-authority checks. EPA explains how radon can enter through ground-connected openings; a cleaner-looking crawlspace is not evidence of a radon result.
